  • Location focus: urban regions (mainly with universities) and holiday resorts in Germany, preferably in inner-city locations

  • Property condition: Value Add and Core+, i.e. properties with operational or structural optimization potential, including listed properties in very good locations

  • Transaction type: preferably off-market, structured or complex (e.g. due to special situations) as an asset deal or in joint ventures

  • Deal sizes: from 10,000 m2 WF/NF

  • Types of use: all, except logistics, especially mixed-use properties, urban districts

Acquisition strategies


1. Core+ Repositioning

  • Goal: optimize existing cash flows, e.g., through rent adjustments or space optimization.

  • Typical properties: sublet or underdeveloped residential and commercial buildings.

  • Measures: modernization, conversion/conversion, new leasing strategy, ESG measures.

  • Exit goal: long-term sale, e.g. into a family office or fund portfolio

 

2. Restructuring & Re-Stabilization

  • Objective: to rehabilitate economically or legally disturbed structures.

  • Typical objects: Project developments in distress, SPVs at risk of insolvency.

  • Measures: Takeover of management functions or in a JV, restructuring including refinancing and holistic project development

  • Exit goal: Return to marketable form, partial sales if necessary.

 

3. Infill development

  • Goal: Leverage land potential

  • Typical properties: Existing buildings with potential for densification or extension in excellent inner-city locations

  • Measures: Create planning law, holistic project development

  • Exit goal: long-term sale, e.g. into a family office or fund portfolio
