General asset selection

 

  • Location focus: urban regions (primarily with universities) and holiday resorts in Germany, preferably in inner-city locations.

  • Property condition: Value Add and Opportunistic, i.e., properties with operational or structural optimization potential, including listed buildings in very good locations.

  • Transaction type: preferably off-market, structured or complex (e.g., due to special situations) as an asset deal or in joint ventures

  • Deal sizes: from 4,000 m2 WF/NF

  • Types of use: all except logistics, especially mixed-use properties and urban districts.

Acquisition strategies

 

1. Restructuring & Re-Stabilization

  • Goal: To unlock value-add potential, e.g. through optimized building regulations and new mixed-use developments.

  • Typical objects: Project developments in distress, SPVs at risk of insolvency

  • Measures: Taking over management functions or participation in a joint venture, restructuring including refinancing and holistic project development

  • Exit objective: Reintegration into a marketable form, possibly including partial sales.

 

2. Infill development

  • Objective: To unlock the potential of available land

  • Typical properties: Existing buildings with potential for densification or adding stories in excellent inner-city locations

  • Measures: Create building planning law, holistic project development

  • Exit goal: long-term sale, e.g. into the portfolio of a family office or fund
